You get a fixed quote before any work starts on anything we uncover. Keperra Plumbing Services books these checks most often for owners of the postwar cottages.
Old pipes drive the bookings. Original water mains from the 1950s subdivisions still run under driveways and kerbs there, closing on seventy years. Rental owners book the visit as well, because Queensland tenancy law holds the owner answerable for the plumbing until the tenant leaves.
The full service list for Keperra covers every other job, from taps to gas.

What a Plumbing Health Check Covers
Five areas get checked: the fixtures, the flexi hoses, the isolation valves, the pipe you can see, and the meter.
Fixtures
We run every tap, toilet, shower and sink, watching and listening. A cistern topping itself up overnight or a mixer with a slow drip goes on the list, and our toilet repairs page covers the cistern work.
Flexi hoses
Each braided hose beneath a basin, at the cistern or behind the washing machine gets looked over for rust in the braid, kinks, swelling and damp at the connections. A perished one floods a laundry fast, and the flexi hose swap page explains the replacement.
Isolation valves
We close and reopen every valve to prove it still works. A seized one turns a small leak into a whole-house shutdown.
Pipework in sight
Exposed pipe under floors, in laundries and around the water heater is checked for weeping joints and corrosion.
The meter
The visit ends at the dial: everything using water gets switched off, the numbers are photographed, and they are compared later. Movement with the house using nothing points to a hidden leak, and our leak detection service traces it.

What a Plumbing Check Does Not Certify
Three documents a health check is not: a building inspection report, a gas compliance certificate and a council sign-off on permit work.
Each of those belongs to someone else:
A building inspection report
only a builder licensed for residential inspections may write one, and it gives no protection against faults that emerge afterwards.
A gas compliance certificate
the gasfitter who finished the gas work hands it to the owner, and our gas certificates page explains that paperwork.
A council inspection
permitted jobs, a new build being the usual one, get inspected in stages, with the inspector signing off at the end.
What you receive instead is a plain written snapshot of how your plumbing stood that day. Nothing dressed up as anything else.

What a Health Check Catches Early
Four faults turn up before they spread: a dripping tap, a rusty braided hose, a valve stuck open, and a dial that creeps with the house using nothing.
Each one costs money while it waits. A single dripping tap can send many thousands of litres to waste over a year. In the Urban Utilities area the owner pays for all water the meter records, leaks included, and water lost through a running cistern doesn't qualify for the utility's concealed-leak relief.
The bills land on owners. At the last census, 25.6 per cent of the suburb's homes were owned outright and 33.0 per cent carried a mortgage, so most households feel a surprise water bill. Finding a weeping hose in the laundry before it lets go beats mopping up afterwards.

Why Owners Check Taps, Hoses and Drains
Queensland plumbing law makes the owner responsible for keeping pipes and drains sound and working. The QBCC's own guidance says bringing in a properly licensed tradie is the easiest way to meet that duty.
A rental answers to a second rule as well: the home must reach the tenant fit for use and stay that way until they leave.
Tie it to events, not the calendar. Ahead of a long trip, close the shut-off tap beside the meter once you've confirmed nothing depends on the supply, so a burst cannot run unchecked while you're away. Homes backing onto Keperra Bushland on the southern edge sit among trees whose roots hunt drain joints, so the gully and grates earn a look as well.

Questions Customers Ask About Plumbing Checks
Call (07) 3523 7121What is a plumbing health check?
A plumbing health check is a whole-house look at your fixtures, braided hoses, isolation valves, the pipework in sight and the meter. It reports their condition that day, in writing. It is not a building inspection, gas paperwork or a council sign-off, and it issues no certificate.
What does a plumbing check include in my home?
The visit runs every fixture, from the kitchen mixer to the laundry tub, and inspects the braided lines beneath basins and behind machines. Every isolation valve is closed and opened again, the pipe in sight gets a look, and the finish is a meter test with everything switched off, done the way Urban Utilities suggests.
Does a plumbing check include a gas compliance certificate?
No, a health check is plumbing only. The gasfitter who did the gas work hands the owner the compliance certificate at the end. Gas problems get arranged as separate work.
Can I test my own water meter for a leak first?
Yes, you can run the test yourself. Switch off every tap and water-using appliance, jot down every digit on the dial with the red ones included, then compare after an hour with nothing running, as Urban Utilities recommends. Any movement means water is escaping, so call a licensed plumber to chase it down.
When is the right time for a plumbing check?
Whenever something changes. Book a check before you travel, when a new tenancy begins, or after a leak or a bill that startled you. Before you leave, turn the water off at the meter so a burst has nothing to waste while you are gone.
